How we work

No ladder-top quotes. We inspect, photograph and explain before we price anything.

  1. Inspection

    A roofer walks every slope, checks the attic where it can be reached and measures the roof. It is free and takes about an hour.

  2. Photo report

    Within two business days you get dated photos, marked-up problem areas and a plain-English summary of what we found.

  3. Written options

    Repair or replace, with materials, timeline and a fixed written price. If a repair will do the job, we say so.

  4. Permit to final

    We pull the permit, protect your yard, install, sweep for nails with magnets and book the final inspection.

Every roof Tampa Bay is built with

The four roof systems on Bay-area homes. Lifespans are general Florida estimates; heat, salt air and installation matter as much as the material.

Architectural shingle

The most common re-roof in Tampa. Good value, wide color choice, rated for high wind when installed to the right nailing pattern.

Typical life: 15–25 years

Standing-seam metal

Concealed fasteners and continuous panels that shed rain fast. Higher cost up front, very long service life, cooler with light finishes.

Typical life: 40+ years

Concrete and clay tile

Heavy, durable and right at home on Mediterranean-style houses. The tiles last for decades; the underlayment beneath them sets the clock.

Underlayment: 20–30 years

Flat and low-slope

Modified bitumen and single-ply membranes for porches, additions and mid-century homes, with careful attention to drainage.

Typical life: 12–20 years

Built to code

The parts a storm finds first

Florida's building code sets how a roof must resist wind uplift, and local permit offices check the work. We fasten to the nailing pattern the code and the manufacturer call for, install the secondary water barrier current code requires, and fit new drip edge and flashing on every replacement.

Repair or full replacement: how do I know?

Age is only part of it. We look at how much of the roof is failing, the condition of the decking and whether Florida's rules let that section be repaired. If a repair will buy you years, the report says so in writing.

How long does a roof replacement take?

Most single-family shingle roofs take one to three working days on site. Metal and tile take longer. Permits and material delivery usually add one to three weeks before work starts.

Will you work with my insurance company?

We give you dated photos, measurements and a written scope that you can share with your insurer or adjuster. We do not act as a public adjuster, and we never ask you to sign over your benefits.
