Metal where the roof meets walls, chimneys and skylights. When it lifts or the sealant fails, water gets behind it. We replace it rather than smearing on more caulk.
Wind breaks the seal strip and folds shingles back. We replace them, re-seal the course and check the nailing on the surrounding area.
Tiles crack under foot traffic, falling branches or wind. We replace them, re-set the ones that have slipped and check the underlayment beneath.
Exposed screws on older metal roofs lose their washers over time. We replace them with new sealed fasteners and check the seams.
Ponding water and split seams on porches and additions. We patch, re-seal or rebuild the low spot so it drains.
A repair visit
One visit for most repairs. If parts need ordering, we make the area watertight before we leave.
We look at the stain or drip from inside and in the attic, because water often travels along rafters before it shows.
On the roof we check every detail uphill of the leak, using a moisture meter and, when needed, a controlled water test.
Matching materials, new flashing where the old is tired, and fasteners sealed. No mystery patches of roofing cement.

Repair or replace
Some roofers treat every leak as a sale. We do not. If your roof has years left, we fix the detail that failed and tell you what to watch for. If it is near the end, the report shows the evidence so you can plan the replacement on your timeline instead of during the next storm.
Florida’s code limits how much of an older roof can be repaired before the rest of that section must be brought up to current standards. We check where your roof stands before quoting, so there are no surprises at permit time.

Active leaks get the next available crew, usually the same or the next working day. Non-urgent repairs are booked within the week. During storm season we prioritize open roofs and water coming inside.
Usually closely. We bring sample boards to compare color and profile, and for older tile roofs we keep salvaged tiles in stock. Your report says honestly how close the match will be before you approve the work.
Every repair comes with a written workmanship warranty stated on the invoice. If the same spot leaks again within that period, we come back and fix it at no cost.
