When it is time

Signs a repair will not be enough

A good roofer should talk you out of a replacement you do not need. When we recommend one, the photo report shows why, slope by slope. These are the signs that usually tip the decision.

  • Shingles curling, cracking or shedding granules across several slopes, not just one patch
  • Leaks that keep coming back in different places after earlier repairs
  • Soft, delaminated or rotten decking found during the inspection
  • Tile roofs where the underlayment underneath has reached the end of its life
  • Your insurer has asked for a newer roof, or a roof condition report, at renewal
  • Storm damage that covers too much of the roof for Florida rules to allow a patch

Step by step

What a Gulfcrest replacement includes

The same sequence on every roof, written into your scope so nothing depends on who shows up that morning.

  1. Permit and order

    We apply for the permit with your city or county and order materials in the color you chose.

  2. Protect the property

    Tarps over shrubs and pool areas, plywood against walls where debris falls, and a dumpster placed where you agree.

  3. Tear-off and deck check

    Old roofing comes off to the deck. We re-nail the decking and replace damaged sheets at the listed price.

  4. Water barrier

    Secondary water barrier and underlayment as current code requires, so a lost shingle does not mean a wet ceiling.

  5. Metal details

    New drip edge, wall and valley flashing, pipe boots and vents. We do not reuse old flashing on a new roof.

  6. Roof covering

    Shingles, panels or tiles fastened to the pattern the code and the manufacturer specify for wind.

  7. Clean-up

    Gutters cleared, magnetic sweeps of the yard and driveway, and the dumpster gone within a day or two.

  8. Final and paperwork

    Final inspection booked, permit closed, warranty registered and your full photo record emailed to you.

Price and payment

One written price, staged payments

Your quote lists the roof system, every accessory and the per-sheet price for decking, so the number you sign is the number you pay unless we find rot, and then you see the photos first.

A deposit confirms your materials order; the balance is due after the final inspection passes. If insurance is paying part of the cost, we work from your adjuster’s scope and explain any difference in writing.

How long does a roof replacement take?

Most single-family shingle roofs take one to three working days on site. Standing-seam metal and tile take longer, often a week or more. Permits and material delivery usually add one to three weeks before the crew arrives.

Can you lay new shingles over the old ones?

We tear every replacement off to the deck. That is the only way to inspect and re-nail the decking, replace rotten sheets and install the underlayment and secondary water barrier that current Florida code expects.

What if you find rotten decking?

Your written price lists a per-sheet cost for decking replacement before work starts. We photograph every sheet we replace, so you see exactly what was found and what it cost.
